Get Pre-Qualified
Provide financial information including income and debts so Envoy Mortgage can preliminarily determine how much of a home you could afford. Envoy Mortgage will then issue a letter stating how much you pre-qualified for.
*A pre-qualification is not a formal application and may be subject to change depending on how accurate the income and debt information was that the applicant provided to Envoy Mortgage.
Select a Loan Program
There are a number of loan programs available and trying to understand which program is best for you can be very complicated and confusing. Envoy Mortgage has experienced and knowledgeable Loan Officers that will help you understand the different loan programs available for you.
Whether you are looking at a fixed rate program, ARM, balloon or an Interest Only loan, our Loan Officers are here to help you. (See mortgage programs for a description of the different type of programs available.)
Complete the Loan Application
The Envoy Mortgage approval process begins with you completing and submitting an application through your Loan Officer who will assist you in completing the application. At this time, you will be asked for a number of supporting documents. Once your Loan Officer has received your application and the supporting documentation, the file is given to our processing department.
The following will be required on most loans:
- Name and address of employers for previous two years.
- W-2s
- Paystubs for 30 days
- Tax returns
- Bank statements
- Quarterly statements (mutual funds, 401K, IRA, etc…)
- And …Other misc. documents
Processing of the Loan Application
The Envoy Mortgage processing department verifies the accuracy of the information contained in your application. In addition, the processor will review your credit report; order an appraisal, title commitment, and other third-party information. If there are problems or questions with the information provided, our processors will work with you to get the correct information.
Underwriting
Once processed, one of our underwriters will examine the file to certify that it conforms to industry standards and that the appraisal, survey, title commitment and other documentation are acceptable.
Approval Process
Throughout the entire process, Envoy Mortgage will do everything we can to approve your loan application. When your loan application is approved, the information will move to the closing process.
Closing & Funding of your loan
Once your loan application has been approved, the closer will work with the title company and real estate attorneys to prepare the closing documents and set the closing date with a title company.
Once you and the seller have signed the closing documents, we will authorize the title company to finalize the transaction and Envoy Mortgage will fund the loan.
Tracking the Status of your loan online
Unlike the process with other mortgage companies where you must rely on constant phone conversations to keep you up-to-date with the progress of your loan, as a borrower with Envoy Mortgage, you’ll only need to visit our website to monitor your loan.
The “Loan Status” page on our web site will allow you to see exactly what is happening with your loan 24 hours a day, 7 days a week. You will be assigned your own User ID/Password, allowing you to logon to your status page. This page will keep you fully informed of all matters concerning your loan, such as the interest rate, when the appraisal and title were ordered and received, what the underwriting conditions are and on what date they were met, when the documents have been sent to the title company, and a great deal of other pertinent information. You’ll never have to wonder what is happening on your loan because all of the needed information is at your finger tips.
